Our Solution: 60 mil TPO Reroof
After evaluating the structure, Lifetime Roofing & Renovation recommended a full TPO reroofing system. TPO is an ideal choice for the San Francisco climate due to its reflective properties and heat-welded seams, which create a monolithic, waterproof barrier.
Key Scope of Work:
- Complete Demolition: We removed all existing roofing material, metal drip edges, vents, and flashings to ensure a clean substrate.
- Thermal Barrier Installation: Installed DensDeck thermal boards using mechanical fasteners to provide a Class A fire-rated foundation.
- Premium Membrane: Applied a 60 mil GAF TPO single-ply membrane over the entire surface, ensuring Title 24 compliance for energy efficiency.
- Precision Welding: Every seam was heat-welded and inspected, with extra layers applied at “T-joints” where multiple seams intersect.
- New Components: Installed all-new TPO pipe flashings, vent flashings, and a new perimeter drip edge.
