What Should You Look For in a Ventura County Roofing Contractor?

Lifetime Roofing & Renovation is a Sunnyvale-based, Owens Corning Platinum Preferred contractor. For larger commercial, multi-property, and specialty roofing projects, our crews travel to Ventura County — we are not a local Ventura County storefront, and we tell you honestly whether your project is a fit.

  • Licensed, bonded & insured (C-39) — CA License #1090028
  • Agricultural, industrial & fire-zone roofing specialists mobilizing to Ventura County

What Should You Look For in a Ventura County Roofing Contractor?

Look for five things: an active C-39 roofing license you can verify with the CSLB — ours is #1090028 — a written scope that prices dry rot and decking replacement up front instead of after tear-off, a roofer who pulls the your city or county building department permit themselves, a Title 24 cool-roof product specified to current California code, and wind-uplift and fire-zone detailing appropriate to your area.

Out-of-Area Commercial & Specialty Roofing for Ventura County

Ventura County is ten incorporated cities and a large unincorporated remainder — Oxnard, Ventura, Thousand Oaks, Simi Valley, Camarillo, Moorpark, Santa Paula, Fillmore, Port Hueneme and Ojai, with Ventura County Building & Safety covering everything in between. It is also the county where the Thomas and Woolsey fires changed how a roof gets specified, and where Santa Ana winds decide how it gets fastened.

We are a Sunnyvale-based commercial and specialty roofing contractor. We mobilize to Ventura County for projects that justify the trip: large low-slope roofs on the agricultural and industrial buildings of the Oxnard Plain, multi-property portfolios, and fire-zone rebuilds where the assembly has to be documented rather than assumed.

  • Large low-slope roofs on agricultural, cold-storage and light-industrial buildings
  • Fire-zone rebuilds needing a documented Class A assembly, not a Class A product
  • Exposed sites where Santa Ana uplift drives the fastening pattern and perimeter detail
  • Coastal buildings in Oxnard, Ventura and Port Hueneme where salt reaches the fasteners first

Our Specialty

Out-of-Area Commercial & Specialty Roofing — Done Right

Our honest differentiator isn't a storefront in Ventura County — it's the crew, and a process built so the distance never becomes your problem.

  • ✓Phone consultation first — the building, the roof area and the real constraint
  • ✓On-site assessment — measurements, moisture probing, wind exposure, fire-zone status
  • ✓Itemized written proposal — assembly, scope and mobilization priced separately
  • ✓Dedicated crew & warranty docs — documented for your insurer or plan checker

Do I Need a Permit to Replace a Roof in Ventura County?

Yes — the local building department requires a permit for roof replacements in Ventura County, and the work must pass inspection before the permit is closed out. Which department depends on where your building sits: incorporated cities such as Oxnard, Thousand Oaks, Ventura, Simi Valley, and Camarillo each run their own building division, while unincorporated county areas fall under Ventura County Building & Safety. For every project we take on, we pull the required permits from the jurisdiction with authority over your building and meet the current California Title 24 energy code and "Cool Roof" reflectivity requirements.

Fire-Zone (WUI) Roof Codes

Large parts of the county sit in mapped fire hazard zones, and the Thomas and Woolsey burn scars run straight through them. Chapter 7A treats the roof as one system: Class A assembly, ember-resistant venting, fire-blocked eaves, and no unsealed gap at ridge, hip or valley. On a rebuild this is where the detailing gets checked hardest.

Title 24 "Cool Roof" Standards

California's Title 24 energy standards set minimum solar reflectance and thermal emittance for most re-roofs. Ventura County spans a real coastal-to-inland gradient, so the product that makes sense in Port Hueneme and the one that makes sense in Simi Valley are rarely the same.

Ventura County Areas We Mobilize To for Qualifying Projects

We don't claim local coverage of every Ventura County community. These are the broad areas of the county our crews will travel to for larger commercial, multi-property, and specialty roofing work — each with roof types where an out-of-area specialist makes sense.

Oxnard & Camarillo

The agricultural heart of the county — packing houses, cold storage and greenhouse ranges with very large low-slope roofs, plus direct coastal salt exposure at the Oxnard end.

Thousand Oaks & Conejo Valley

Hillside property inside mapped fire zones, much of it within the Woolsey footprint, where a documented Class A assembly and ember-resistant detailing are the starting point rather than an upgrade.

Ventura & Ojai

Coastal salt on one side of the range and a hot, fire-exposed inland valley on the other. Ojai's older tile and shingle roofs usually want relay and design sensitivity, not replacement.

Simi Valley & Moorpark

Hot inland summers age asphalt quickly and Santa Ana winds funnel hard through the passes, so uplift resistance and cool-rated systems both earn their keep here.

Our Credentials

Why Owners Trust Lifetime for Out-of-Area Projects

We carry a California C-39 roofing license (#1090028) and the insurance an agricultural or institutional owner's risk team asks for before anyone climbs.

Ventura County projects are priced from a measured survey with wind exposure assessed on site — not from aerial imagery and an assumption.

Questions

Ventura County Roofing FAQ

Do you have an office in Ventura County?

No — we are based in Sunnyvale and say so plainly. We travel to Ventura County for work large enough to warrant it: agricultural and industrial low-slope roofs, fire-zone rebuilds and multi-building portfolios. Mobilization is quoted openly as its own line rather than hidden in the rate.

What size projects do you take on in Ventura County?

Large low-slope commercial and agricultural roofs, multi-property portfolios, and specialty residential work in tile, slate or standing-seam metal. A single-family asphalt re-roof is not worth an out-of-area crew, and we will tell you so instead of quoting it.

Is there a travel or mobilization cost for Ventura County work?

Yes, shown as a separate line on the proposal. Across a packing-house roof or a portfolio it is a minor percentage of the total; on a small repair it would be most of the price — which is exactly why we decline that work.

Do you handle Ventura County permits and inspections?

Yes. Ventura County Building & Safety permits the unincorporated areas, while Oxnard, Ventura, Thousand Oaks, Simi Valley, Camarillo, Moorpark, Santa Paula, Fillmore, Port Hueneme and Ojai each permit and inspect their own. We pull the permit and meet the inspector.

Do you do fire-zone (Class A) and Title 24 cool roofs in Ventura County?

Both. Since the Thomas and Woolsey fires, fire-zone work in this county is examined as a complete Chapter 7A assembly — covering, venting, eaves and deck — rather than a Class A product on its own. Title 24 sets the reflectance and emittance minimums, and the right choice differs sharply between the coast and the inland valleys.

What warranties do you offer?
Manufacturer system warranties up to 30 years depending on the spec, plus our own workmanship warranty. As an Owens Corning Platinum Preferred contractor, we can register premium system warranties.

Planning a Larger Ventura County Roofing Project?

Send the address, the roof area and any drawings or insurance documentation. We will tell you within a day whether an out-of-area crew makes sense for it, and exactly what mobilization adds.
