Roof replacement and repair across San Rafael, Novato, Mill Valley, Corte Madera and the rest of Marin — redwood-shade moss to hillside fire hardening, with every city's permit handled for you.
Marin's geography writes its roofing problems. On the fog side — Mill Valley, Corte Madera, Larkspur — roofs live damp under redwood and bay canopy: moss takes hold on the shaded slopes, debris packs the valleys, and underlayment ages faster than the shingles above it. Over the ridge in Novato and up the 101 in San Rafael, the climate flips inland: more sun, more heat, and a stronger case for a reflective cool-roof system.
We work the whole county with one written playbook: full tear-off, decking priced up front, solar detached and reset by the same crew, and the permit — San Rafael, Novato, Mill Valley, Corte Madera or county — pulled by us and carried to final inspection.
Recently completed in Marin: a San Rafael re-roof on 4th Street, a Corte Madera solar detach-and-reset with Presidential shingles and all-new gutters, and a Mill Valley main-house-plus-ADU replacement.

Solar handled in-house Detach, re-roof, reset, test. No coordinating two contractors across the job.
Premium systems fluently CertainTeed Presidential, Owens Corning cool-roof lines, and the underlayment upgrades — like full ice-and-water shield — that damp Marin roofs justify.

Decking priced up front Written line items before tear-off — upgrades happen by your approval, never by surprise.

Because the fog line splits the county into two climates, and each one kills roofs its own way. Under the canopy in Mill Valley or Corte Madera, the enemy is moisture: moss lifting shingle edges on the shaded north slopes, needles and leaf litter damming the valleys, and damp that never fully dries between winter storms. In Novato's open sun, the enemy is heat — UV and thermal cycling that age asphalt the way they do in any inland valley.
The fix is specifying for the microclimate instead of quoting one roof for the whole county: aggressive underlayment and debris-shedding valley detail on the fog side; reflective cool-roof product and calculated ventilation on the sunny side; and on the wooded hillsides, a Class A fire-rated assembly with ember-resistant detailing — documented for the insurance carriers that increasingly ask for it in Marin.
Fog side Peel-and-stick in the vulnerable zones, valleys built to shed debris, moss-resistant detailing.
Sun side Rated cool-roof product and intake/exhaust ventilation sized to the attic.
Hillsides Class A assembly in writing, with the documentation your insurer wants to see.
It's covered under the re-roof permit for the property when done together — one more reason to roof the main house and ADU in a single mobilization, as we did in Mill Valley.
Hillside and canyon properties face fire-hardening expectations from both code and insurers. We specify the Class A assembly in the written scope and hand over the product documentation.
Four towns, four different roofs.
Marin's biggest housing stock — downtown Victorians to Terra Linda Eichlers. Our recent 4th Street re-roof sits right in the heart of it. Older homes here often carry layered roofing over original decking, so we price the deck honestly before tear-off.
Marin's warmest, most inland market — ranch homes and newer subdivisions where a reflective cool-roof shingle and proper attic ventilation pay for themselves every summer.
Canopy shade, moss, and ADUs tucked behind main houses. We roofed both structures in one contract here — $25,772 including the permit — because two mobilizations would have cost more.
Established neighborhoods where replacements now routinely include a solar detach-and-reset — our Corte Madera project moved 24 panels, upgraded to a full plywood overlay with ice-and-water shield, and finished with 212 feet of new seamless gutters.
A commercial-grade flat roof in central San Rafael: the old torch-down and gravel came off down to the deck, and a reflective white membrane went on — cooler, brighter, and finally draining.

"Ray and team did an excellent job removing my 20+ year old roof and installing the new roof. They were efficient and kept my property clean during the process. Highly recommend!"
"We received the dreaded 'Your homeowners insurance is not going to be renewed' letter… They had the best warranty BY FAR and they handled the permitting process entirely. I knew there was some wood rot that needed repair so had budgeted more than quoted just in case the price went over. Nope. The final price was the exact price quoted."
"The roof over our garage had aged much faster than the rest of the house because it gets direct afternoon sun. We ended up replacing that section along with the main roof, and everything blends together perfectly."
Our recent completed Marin projects ran from $25,772 (Mill Valley main house + ADU, permit included) to $41,500 (Corte Madera with a 24-panel solar detach-and-reset, Presidential shingles and 212 feet of new gutters, before an owner-approved $10,000 decking upgrade). Most full Marin replacements land between the mid-$20,000s and low-$40,000s. The Bay Area cost guide covers what moves the number.
Yes — we detach the array, replace the roof underneath, and reset and test it with the same crew. Our Corte Madera project moved 24 panels through exactly that process.
Yes, and you should — one mobilization, one permit, one dumpster. That's how we handled the Mill Valley project, where the back ADU was re-roofed in the same contract as the main house.
Moss on a shaded Marin slope is a symptom of the microclimate, not a cleaning problem. During a replacement we address it structurally: peel-and-stick underlayment in the vulnerable zones, valley details that shed needles instead of trapping them, and material choices that resist moisture uptake on the fog side of the county.
Yes — San Rafael, Novato, Mill Valley, Corte Madera, Fairfax, Larkspur or the county for unincorporated addresses. We pull it, schedule the inspection, and close it out; on Mill Valley the permit was itemized in the contract.
Yes. If the damage is localized and the decking is sound, a repair is the honest answer, and we'll give it. We inspect the attic and the deck before recommending anything larger.
A written scope specified for your side of the fog line — decking priced up front, solar and ADUs handled, permit included. No obligation.
