Roof Repair Specialists
Expert Roof Repair in San Jose & the Bay Area

From a single missing shingle to a full valley failure, Lifetime Roofing & Renovation handles every roof repair in San Jose and across the Bay Area. Our licensed crew diagnoses the real cause — not just the symptom — and repairs it right the first time.

Roof Repairs We Perform

Shingle Repair & Replacement

Cracked, curling, or missing shingles allow water under your roof system. We match your existing shingles and replace only what’s damaged — saving you the cost of a full re-roof when a repair is the right call.

Leak Detection & Repair

Roof leaks are rarely where they appear on your ceiling. We trace water intrusion back to the true entry point — whether that’s a failed flashing, a cracked ridge cap, or a gap at a roof penetration — and fix it at the source.

Flashing Repair & Replacement

Flashing around chimneys, skylights, vents, and valleys is the #1 source of Bay Area roof leaks. We replace failed or corroded flashing with properly sealed metal systems that last.

Dry Rot & Decking Repair

Water that’s been entering undetected causes wood rot in your roof decking and framing. We identify and replace compromised decking before it becomes a structural problem.

Ridge Cap & Hip Repair

The ridge and hip lines are high-wind zones where shingles take the most abuse. We replace worn ridge caps with high-profile or hip-and-ridge shingles rated for California wind loads.

Roof Penetration Sealing

Vent pipes, HVAC boots, and skylights create penetrations through the roof that need proper flashing and sealant. We reseal and re-flash any penetration that’s allowing water entry.

Storm Damage Repair

Wind, hail, and fallen debris cause sudden roof damage that needs immediate attention. We assess storm damage quickly, provide documentation for insurance claims, and complete repairs on an expedited schedule.

Flat Roof Repair

Ponding water, membrane tears, and seam separations on flat or low-slope roofs are handled by our commercial and residential flat roof specialists.

Common Roof Repair Problems in the Bay Area

Aged Flashing Around Chimneys

Bay Area homes with brick or stucco chimneys frequently develop leaks at the flashing joint. Step flashing and counter flashing corrode over time, especially in coastal microclimates. This is one of the most common repair calls we receive.

Inadequate Attic Ventilation

Poor ventilation causes heat and moisture buildup that degrades shingles from underneath, causing premature curling and cracking. A proper roof repair often includes addressing the ventilation system that allowed the damage to occur.

Valley Wear

Roof valleys channel high volumes of water and take the most wear. Open metal valleys and woven shingle valleys both wear faster than flat field areas — valley repairs are common on roofs 12+ years old.

Roof Repair FAQs

Should I repair my roof or replace it?

It depends on the age of your roof, the extent of damage, and how much usable life remains. If your roof is under 15 years old and damage is isolated, a repair is almost always the right call. If it’s 20+ years old and showing widespread wear, we’ll tell you that honestly too — so you can plan for a replacement on your own timeline rather than in an emergency.

How long does a roof repair take?

Most single-area repairs — replacing flashing, patching a leak area, or replacing a section of shingles — are completed in 2–4 hours. Larger repairs involving decking replacement or multiple areas may take a full day.

Will my homeowners insurance cover roof repair?

Insurance covers sudden and accidental damage — storm damage, falling objects, fire damage. It generally doesn’t cover gradual wear and tear. We can help document storm or impact damage and work with your adjuster to support your claim.

Do you offer a warranty on roof repairs?

Yes. Every repair we complete is backed by a workmanship warranty. We stand behind our work — if the repair fails within the warranty period, we come back and make it right at no charge.

How do I know if my roof has damage I can’t see?

Signs of hidden roof damage include: water stains on ceilings or attic rafters, granules accumulating in gutters, unusually high energy bills (sign of ventilation failure), and shingles that are visibly curling or buckling from the street. A free inspection is the only way to know for sure — and it costs you nothing.
