This is the core of our service area and where most of our work happens. Housing stock runs from post-war ranch homes with simple gable roofs through to large Mediterranean-style properties with concrete or clay tile. Tile is common enough here that underlayment replacement — lifting the tiles, replacing the worn felt beneath, and relaying the original tiles — is often the right repair rather than a full tear-off.
Peninsula properties tend to be older and larger, with more complex roof geometry: multiple slopes, dormers, and flat sections over additions. That complexity is where flashing details matter most, and it is usually the flashing rather than the field of the roof that fails first.
The East Bay runs hotter and drier than the Peninsula, which ages asphalt shingle faster — granule loss and brittleness show up earlier here than at the same age closer to the coast. Cool-roof materials do more work in this part of the Bay Area than almost anywhere else we serve.
Coastal exposure means wind-driven rain and salt air, and a much higher share of flat and low-slope roofs in the city itself. Membrane systems and overlays are more common here than pitched-roof work, and wind uplift at the edges is the detail that decides how long an installation lasts.
We also take work in Los Angeles and Ventura County. The climate is drier and the fire exposure higher, which pushes material choice toward Class A fire-rated systems and makes roof condition part of an insurance conversation more often than it is in the Bay Area.
