An Oakland Hills roof has to do two jobs the flatland roofs below it do not: survive wind-driven embers, and sit on a steep, tree-shaded lot that keeps it damp and awkward to reach. That changes the assembly we specify, the detailing at the edges, and how the crew stages the work.
The firestorm of 19–20 October 1991 destroyed 2,843 single-family homes and 437 apartment and condominium units across the Oakland and Berkeley hills. Many of the houses standing there now were built in the years that followed — so if yours dates from the rebuild and still carries its original covering, that roof is past thirty, which is at or beyond the service life of most composition shingle. Shingle service life is usually the limiting factor, not the framing underneath it.
