How Long Does a Three-Layer Roof Tear-Off Take in San Jose?

A full tear-off and re-roof on a typical San Jose home takes about one week, even when there are multiple layers to remove. This 25-square project ran from July 9 to July 16, and that single window covered stripping three separate layers of old shingles, installing new sheathing, laying a new shingle roof, and replacing the attic insulation with R-38 batts. The City signed off the building final on July 18.

The Home & the Challenge

Three Layers of Shingles, and an Attic That Could Not Keep Up

Layering new shingles over old ones is a common shortcut. It saves a day of labor and a dump run, and it buys a few years. What it also does is add weight the framing was never designed to carry, trap heat against the deck, and hide whatever is going wrong underneath. By the time we inspected this roof, all three of those bills had come due. Tabs had torn away in the wind, granules had washed off in sheets, and someone had smeared tar over the worst spots — a repair that fails faster than the shingle it covers. In several places the underlayment was open to the sky. Inside, the attic insulation had settled and thinned, so the house ran hot in summer and the HVAC ran longer than it should have.

The Solution

Why the Whole Roof Had to Come Off

There was no version of this job that involved adding a fourth layer. Three layers of asphalt is a lot of dead weight on framing that was sized for one, it holds heat against the deck, and it makes it impossible to know what condition the wood underneath is in until you take it off. So the plan was a complete strip to bare deck, new sheathing over the original boards, and a fresh roof built on a surface we could actually see. We used Owens Corning TruDefinition Duration COOL shingles in Amber. Pairing the re-roof with new R-38 attic insulation in the same week meant the homeowner paid once for the setup, the crew, and the disruption instead of twice. The Process

Seven Days, Start to Finish

Work began July 9 with a target completion of July 16. Day one was tear-off, and with three layers to remove it was the heaviest day of the job. Everything came off down to the original board decking — shingles, old felt, and the accumulated nails of every previous roof. Stripping to bare wood is the only way to see what you are actually working with, and it is the step that layering over a roof skips.

With the deck exposed we installed new OSB sheathing over it, giving the new roof a flat, sound, consistent surface to fasten into. Then Titanium UDL30 synthetic underlayment, new vent flashings, and 25 squares of Duration COOL shingles in Amber. Our insulation partner handled the attic in parallel, pulling the old material and installing R-38 batts. Running the trades alongside each other rather than in sequence is what kept a job of this size inside one week. The work was permitted with the City of San Jose as a single-family re-roof, and the inspector approved the building final on July 18, verifying roof ventilation and smoke and carbon monoxide alarm compliance at the same visit. Thirty-five job-site photos were logged across four workdays, so the homeowner could watch each stage happen rather than taking our word for it afterward.

Why It Matters

What This Means for Other San Jose Homeowners

Two things are worth taking from this project. First, find out how many layers are on your roof before you start collecting quotes. A roof already carrying two or three layers is a different job, at a different price, than a single-layer strip — and a bid that does not account for it is a bid that will change once the crew is on the roof. Can I just put new shingles over my old roof instead of tearing it off?
