San Jose sits close to that regional picture. The spread is wide because the same “2,000 sq ft house” can have a simple single-story roof or a steep, cut-up roof with two layers to tear off and rotten decking underneath.

Scaling by roof size: at $8–$13 per sq ft for asphalt, about 1,500 sq ft of roof works out to roughly $12,000–$19,500, and about 3,000 sq ft to roughly $24,000–$39,000, before any deck repair. Roof area is usually larger than the home’s floor area, because of overhangs and pitch.

What drives the price of your roof

Roof size and pitch

Roofers price by the “square,” which is 100 square feet of roof surface. A 2,000 sq ft home with overhangs and a moderate pitch often has 22–24 squares of roof. Steep roofs need extra safety equipment and take longer, which adds labor. We measure your exact roof during the free estimate.

Tear-off and layers

Almost every San Jose re-roof starts with a full tear-off. Homes with two layers of old roofing cost more to strip and dispose of, and code doesn’t allow a third layer. Tear-off is the first stage of a full shingle roof installation.

Complexity and access

Multiple roof levels, valleys, skylights, chimneys and vent stacks each need flashing and time. A cut-up roof can cost noticeably more than a simple gable of the same size, and so can tight site access.

Decking repairs

Once the old roof is off, we inspect the wood deck. Rotted or delaminated sheathing has to be replaced before the new roof goes on, and some older homes have spaced board sheathing that needs a solid deck added. Many homes need little or none of this, and we price any deck work in writing before we do it.

Permit and inspections

San Jose requires a building permit for a roof replacement. Permit fees vary by scope, and the city inspects the work, including Title 24 cool-roof compliance, before final sign-off. We pull the permit for you.

Title 24 and San Jose re-roofs

San Jose is in California Climate Zone 4. When more than half of a steep-slope roof (2:12 pitch or steeper) is replaced there, the Energy Code requires a cool roof. That means an aged solar reflectance of at least 0.20 and thermal emittance of at least 0.75, or an aged SRI of at least 16. For low-slope roofs the bar is higher: an aged reflectance of 0.63, or SRI 75.

There are exceptions for steep-slope re-roofs, including R-38 attic insulation, a qualifying radiant barrier, insulation above the roof deck, or no ducts in the attic. In practice, most San Jose shingle re-roofs simply use a CRRC-rated cool shingle color. Cool colors aren’t just white; many grays and browns qualify, and Owens Corning even makes a qualifying black. The price difference over a non-cool color in the same line is usually small. The 2025 Energy Code, in effect since January 1, 2026, kept the same single-family cool-roof values. How to read a roofing estimate

A good estimate spells out:

  • Materials: the specific shingle brand, line and color, and whether that color is CRRC-rated for Title 24
  • Tear-off: how many layers, and disposal
  • Deck repair: a per-sheet or per-foot price for any rotten wood found
  • Underlayment, flashing and ventilation: what’s being replaced versus reused
  • Permit: who pulls it and whether the fee is included
  • Warranty: the manufacturer warranty tier and the contractor’s workmanship warranty, in writing

Get two or three written estimates. If one is far below the others, check what’s missing: it’s often the tear-off of a second layer, deck repair, new flashing, or a non-compliant color that won’t pass inspection.

Paying for a new roof

  • Cash or savings: the simplest option, with no interest.
  • Contractor financing: many roofers can connect you with third-party lenders; ask us what’s currently available. Compare the APR and any promotional terms carefully.
  • Home equity loan or HELOC: usually a lower rate than unsecured borrowing, because your home secures it.
  • Personal loan: no lien on the house, but typically a higher rate.
  • Insurance: homeowner’s policies generally don’t pay for a roof that’s simply worn out, but they may cover sudden damage from a covered event. Call your agent before you file.

Is a premium material worth it?

Architectural asphalt is the best value for most San Jose homes. Metal costs roughly twice as much up front but can last twice as long, so per year of service the two come out close.
